Summary
The Portfolio Marketing Director is responsible for collaborating with the marketing team, onsite teams, and regional leadership to develop and implement customized tactical marketing strategies for operational and new development properties across an assigned portfolio. This role ensures consistent deployment and execution of these strategies to maximize community engagement and achieve portfolio objectives. The ideal candidate will work closely with internal and external partners to create and execute a strategic marketing plan that aligns with both community-specific and overall portfolio goals. Additionally, the Portfolio Marketing Director will analyze market trends and performance metrics to continuously refine and optimize marketing efforts, ensuring our properties remain competitive and appealing to our target audiences.
What You’ll Do:
- Create and manage the implementation of comprehensive marketing strategies/plans, renewal/leasing campaigns to increase occupancy rates, drive leasing efforts, and enhance brand recognition across a portfolio of properties, reporting and tracking progress and performance.
- Provide guidance for community team members on effective leasing, marketing skills, and customer service techniques to ensure consistent execution.
- Utilize market and demographic data, along with industry knowledge, to identify potential customers and tailor marketing efforts
- Collaborate with the Portfolio Director to provide strategic guidance on the marketing budget, ensuring cost-effective use of resources, maximize ROI, and support overall leasing and marketing objectives.
- Keep abreast of relevant social media trends and industry topics to incorporate them into planning, strategy, execution, and decision making.
- Partner with the Director, Learning and Development in the creation of marketing specific training programs.
- Communicate regularly with appropriate Property Management team members regarding goals, objectives, and relevant concerns, problems, and solutions.
- Analyze and interpret weekly leasing, traffic, and marketing reports and provide guidance on any necessary adjustments to help achieve leasing goals.
- Collaborate with Graphic Designer and relevant team members on all marketing collateral materials targeting market niches.
- In conjunction with Portfolio Director, work with site teams and relevant team members to leverage all social media platforms to achieve leasing and marketing objectives, ensuring that strategies are aligned with current social media trends and best practices.
- Work with Portfolio Director to ensure staff compliance and consistency with Trinitas Ventures policies and procedures.
- Regularly audit digital assets for each community, including websites, social media, digital partnerships, and ILS Listings to evaluate the effectiveness, making data-driven adjustments as needed.
- Evaluate, provide recommendations, and approve the creation and implementation of tailored monthly marketing and outreach calendars by site teams, ensuring alignment with overall company objectives, budget and property-specific needs.
- Perform regular internal and external anonymous audits to assess and enhance leasing performance.
- Monitor utilization of third party programs (ie: J Turner, Modern Message, Rentgrata, LeaseMagnets), assisting in execution and optimization to help drive leasing and resident engagement.
- Lead and maintain Brand Ambassador Program, reporting on success and recommending changes when needed.
- Participate in completion of quarterly site audit and KPI Program
- Review Site Team Market Survey and CollegeHouse for Competitor leasing numbers to identify noteworthy leasing velocity in the market.

- Participate in interview process for site team positions as needed.
- Work in conjunction with other Property Management team members to ensure rates and specials are correct within Entrata, website and any other necessary platforms on a consistent and timely basis.

Who You Are:
- Bachelor’s degree from an accredited college or university; or equivalent combination of education and experience required.
- Minimum 4 years experience in off-campus student housing industry required. Experience in the student housing or multi-family housing preferred.
- Knowledge of digital ads including, but not limited to, Google Ads Suite, social media ads and Geofencing required.
- Proficiency in Microsoft Office Suite or equivalent software required.
- Working knowledge of Entrata or similar property management software required
- Ability to effectively manage competing and conflicting demands on time.
- Ability to work extended hours on occasion and when necessary to complete assigned tasks.
- Knowledge of Google Analytics-4
- Knowledge in digital media including web, video, and graphics.
Work Environment and Physical Demands:
- Travel up to 25% based on portfolio needs.
- Ability to operate in a general office environment.
- Ability to sit for extended periods in front of a computer.
- Close vision and ability to manipulate a keyboard.
- Ability to lift up to 20 pounds.
