The Portfolio Marketing Manager is responsible for driving occupancy and revenue performance by spearheading data-driven marketing initiatives. Our growing multifamily portfolio spans four states and is comprised of 3,500+ units. This role works closely with regional leadership, on-site leasing teams, and ownership to ensure consistent branding and measurable results. The ideal candidate is both strategic and hands-on and has a passion for multifamily marketing. Knowledge of digital tools and strong cross-functional communication skills are a must.

DUTIES

Planning & Hands-On Execution

Design and implement property-level marketing plans aligned with leasing, occupancy and revenue goals. Oversee social media presence for all properties, providing strategic guidance on content and community engagement.
Create and deploy digital and traditional marketing campaigns (ILS listings, SEO/SEM, social media, print, signage, banners, etc.) across all properties, including websites, collateral, signage, and events.
Collaborate with third-party firms to ensure all content aligns with property marketing goals and maintains brand standards.
Produce and deliver comprehensive, timely marketing performance reports that communicate program effectiveness in a way that illustrates pros, cons, risks, and reward.

Leasing Support & Revenue Strategy

Take a hands-on role in supporting underperforming properties by identifying local marketing opportunities, addressing gaps in lead conversion, and partnering with leasing teams to drive traffic.
Oversee and update property websites to ensure integrations (phone systems, CRMs, AI, etc) are performing at the highest levels.
Actively monitor the lead generation performance for each property, ensuring efforts to stay within budget while upholding Parktown’s high standards of quality and excellence.

CRM & Technology Integration

Champion the use of Yardi CRM and AI tools and lead management systems, providing training and support to leasing teams.
Monitor lead response times and conversion metrics to identify gaps and improve performance.
Conduct audits of ILS listings, property websites, and review platforms to ensure quality, accuracy, and optimization. Maintain oversight of all marketing-related contracts, including but not limited to telecom and ILS.

Team Training & Property Support

Serve as a resource to leasing teams and Regional Managers.
Develop training materials and lead rollout of new tools, campaigns, and CRM utilization.

Minimum Qualifications and Requirements:

Minimum 5 years of multifamily experience, at least three dedicated to marketing.

Yardi experience (ie, RentCafe, Elevate, CRM, etc.) preferred.

Proficient in Microsoft Suite, WordPress, Photoshop and the capacity to learn and embrace new software systems.

Strong communication and project management skills — able to prioritize and pivot across multiple sites and timelines.

Bachelor’s degree in marketing, communications, business or the equivalent preferred.

Self-starter who thrives in a collaborative, fast-paced environment with minimal supervision.

Data-driven mindset with experience using analytics tools (e.g., Google Analytics, HubSpot, etc.)

Limited travel required.
