About OneApp
OneApp is on a mission to break down housing barriers and create more inclusive rental markets — helping property managers boost occupancy while giving renters a fair shot at home. As our first Growth & Marketing Ops Manager, you will own the demand engine: translating strategy into integrated campaigns, lifecycle programs, and scalable processes in HubSpot. You’ll partner closely with RevOps (Manager + Analyst)—who own the data model, routing, and reporting infrastructure—to launch, measure, and continually improve programs that create qualified pipeline without redundancy.
Key Areas of Focus
Demand Strategy & Campaign Planning
- Turn quarterly objectives into channel plans with goals, budgets, and timelines.
- Prioritize across product launches (two planned MVPs), events, partners, and always-on programs.
- Write campaign briefs; align stakeholders (Sales, Product, Events, Agency).
Campaign Orchestration & Execution
- Build landing pages, offers, UTMs, emails, and workflows in HubSpot Marketing Hub.
- Manage calendars, QA assets, and coordinate the creative/web agency to hit dates.
- Ensure timely sales handoffs and enforce follow-up SLAs.
Lifecycle Marketing & Nurture
- Design segmented nurtures, behavioral triggers, and lead scoring to lift MQL → SQL.
- Implement win-back, cross-sell, and product education sequences with Partner Success.
Paid/Owned Growth & Web
- Own paid strategy (LinkedIn, retargeting, industry media); manage external support for buys and creative.
- Coordinate SEO content briefs and CRO tests; maintain consistent UTM governance.
Marketing Ops & Analytics (in partnership with RevOps)
- Build campaign-level dashboards and insights; run experiments and reallocate spend.
- Document playbooks (launch checklist, event follow-up SOP, QA gates).
- Interface model: You own program logic in Marketing Hub; RevOps owns data schema, global routing/deduplication, and attribution model.
What Success Looks Like
- Predictable pipeline: Marketing-sourced/influenced pipeline grows quarter over quarter; MQL and SQL volume hit target ranges agreed with Sales.
- Efficiency: CPL and CAC trend down vs. baseline; campaign cycle time from brief → launch shortens.
- Funnel health: MQL → SQLconversion and lead velocity improve; SLA adherence ≥ 95%.
- Process maturity: Reusable playbooks created and adopted; first-pass QA defects trend near-zero.
- Insight cadence: Monthly performance reviews with clear “stop/scale/iterate” recommendations.
Primary KPIs: MQLs, SQLs, Opps & pipeline $, CPL/CAC, MQL → SQL conversion %, lead velocity, SLA compliance, experiment win rate, influenced revenue.
Should Have + Be
- 3-6 years in B2B SaaS demand generation/marketing ops with HubSpot Marketing Hub.
- Proven record of launching integrated campaigns that create qualified pipeline.
- Competent in paid social strategy (hands-on or via agency), email automation, offers, and CRO.
- Strong project management and QA discipline; comfortable with UTMs, testing, and documentation.
- Data-literate communicator – can turn dashboards into decisions.
- U.S.-based; Mountain/Pacific preferred (Central welcome).
Nice to Have + Be
- Proptech/multifamily or marketplace experience; product/MVP launch background.
- Looker Studio or similar BI exposure; basic HTML/CAA for landing page tweaks.
- ABM familiarity; experience coordinating PR/Content for integrated plays.
