We are currently seeking an experienced Marketing Manager to lead strategy and performance across our portfolio of multifamily communities. This role is responsible for driving results across all marketing channels, including PPC, SEO, ILS, and social, while also elevating brand presence, creative execution, and overall property positioning.
You’ll partner closely with operations, onsite teams, and vendor partners to solve performance challenges and implement strategies that move the needle. This is a hands-on role requiring strong analytical thinking, creative execution, and ownership.
This position also supervises and develops a Marketing Coordinator to ensure consistent, high-quality execution across the portfolio.
This is a predominantly remote position, with occasional collaboration and travel as needed across our Texas portfolio.
What You’ll Do:
This role blends performance marketing, creative execution, and team leadership - requiring both strategic thinking and hands-on ownership. This is not a content-only role - this position is responsible for both creative execution and measurable performance outcomes.
Strategy & Performance:
- Lead and optimize marketing strategy across a portfolio of 40+ communities, driving performance across PPC, SEO, ILS, and social channels
- Manage and refine paid media strategy with vendor partners, ensuring efficient spend and high-quality leads
- Analyze performance data and deliver clear, actionable reporting with insights and recommendations
- Identify underperforming assets and execute targeted strategies to improve traffic, engagement, and leasing outcomes
- Evaluate channel performance and reallocate budget based on results and asset-level needs
Creative & Brand:
- Establish and enforce brand standards across all communities, ensuring consistency in messaging, visuals, and positioning
- Oversee creative direction across marketing assets, including property branding, campaigns, and digital content
- Create and support high-quality content, including but not limited to Canva-based assets, social media, corporate/promotional videos, and website design
- Lead social media and reputation strategy, including content calendars, engagement, and performance tracking
- Ensure all communities are accurately represented across platforms (websites, ILS, Google Business, etc.)
Leadership & Collaboration:
- Manage and develop a Marketing Coordinator, providing direction, feedback, and accountability
- Partner with onsite teams and ownership groups to improve lead-to-lease conversion through training, feedback loops, and ongoing support
- Collaborate cross-functionally with operations to align marketing efforts with property performance goals
Growth & Innovation:
- Support acquisitions, lease-ups, and rebrands with tailored marketing strategies and execution plans
- Manage vendor relationships, global contracts, and property marketing budgets to ensure accountability and ROI
- Identify and implement scalable marketing initiatives, including AI-driven tools and emerging platforms
- Stay ahead of industry trends and continuously evolve strategy
What You’ll Bring:
- 5+ years of marketing experience, preferably in the multifamily space
- Strong expertise in digital marketing (PPC, SEO, ILS platforms, and social media)
- Experience creating and directing marketing content (Canva, video, branding, campaigns)
- Proven ability to analyze performance data and translate insights into action
- Experience managing budgets, vendors, and multi-property portfolios
- Prior experience managing or mentoring team members preferred
- Strong communication skills with the ability to present to both internal teams and ownership groups
- Highly organized, results-driven, and comfortable operating in a fast-paced environment
What Success Looks Like (First 90 Days):
- Build a strong understanding of portfolio performance, current spend, and vendor structure
- Identify top 3–5 underperforming assets and implement targeted strategies to improve results
- Establish weekly and monthly analytics reporting with clear, actionable insights for internal teams and ownership
- Build relationships with onsite teams and ownership groups, using feedback to identify conversion gaps and align marketing strategies with operational execution
- Deliver measurable improvements in lead quality, conversion rates, and overall marketing efficiency across the portfolio
