We are seeking a seasoned Senior Performance Marketing Specialist to take full ownership of our lead generation engine across Meta (Facebook/Instagram) and Google Ads. You will be responsible for scaling our real estate portfolio by delivering a consistent flow of high-intent seller and buyer leads.
The ideal candidate has a minimum of 6 years of hands-on experience and a "battle-tested" portfolio of real estate campaigns. We aren't looking for someone who just "runs ads"; we need a strategist who can show us past dashboards, explain their attribution logic, and demonstrate how they’ve consistently lowered Cost Per Lead (CPL) while increasing lead quality in the real estate sector.
Key Responsibilities
- Full-Funnel Strategy: Design and execute end-to-end Meta and Google Search/Display campaigns specifically tailored to real estate (e.g., property launches, seller valuations, investor targeting).
- Lead Generation & Quality Control: Implement advanced lead-capture strategies (Instant Forms, high-converting landing pages, and Click-to-WhatsApp) to ensure a steady pipeline of 100+ qualified leads monthly.
- Data Analysis & Dashboarding: Build and maintain transparent reporting dashboards (Looker Studio/Google Analytics 4) that track ROI, CPL, and lead-to-close ratios.
- Technical Optimization: Manage Pixel/API conversions, Google Tag Manager, and offline event tracking to ensure data accuracy in a post-iOS14.5 environment.
- Creative Oversight: Collaborate on (or direct) ad copy and visual assets, focusing on high-performing real estate angles like "Market Reports," "Just Listed," and "Mortgage Rate Incentives."
- A/B Testing: Continuously test audiences (LALs, Interest-based, Broad), ad formats, and landing page variations to beat control benchmarks.
Required Qualifications & Skills
- Experience: 6–7+ years of verifiable experience in Performance Marketing.
- Niche Expertise: Proven track record in Real Estate (Residential, Commercial, or Luxury).
- Platform Mastery: Advanced proficiency in Meta Ads Manager and Google Ads (Search, Display, and Performance Max).
- Portfolio Requirement: Must be able to share (via screen share or case study) previous campaign dashboards, showing spend vs. results.
- Local Targeting Expert: Deep understanding of Special Ad Categories (Housing) and how to navigate targeting restrictions while still reaching the right local demographics.
- Tech Stack: Experience with CRMs (e.g., Follow Up Boss, Salesforce, HubSpot) and lead-integration tools (e.g., Zapier) to ensure leads don't go cold.
