**Job Description:** We are seeking a highly skilled and innovative mobile developer to build a next-generation floor plan and gross living area (GLA) measurement app for real estate use. The solution must meet the requirements of the mortgage and appraisal industry, including integration with relevant APIs and export formats.

**Key Responsibilities:**

*   Design and develop a mobile app for scanning property interiors using LiDAR (iOS) and advanced camera/AR (Android) technologies. Implement computer vision algorithms for point cloud processing, wall detection, and room boundary extraction. Ensure all measurements and calculations comply with ANSI Z765-2021 standards for GLA. Integrate with APIs for data delivery to mortgage and appraisal industry systems (e.g., Fannie Mae, Freddie Mac). Build export functionality (PDF, DXF, PNG, etc.) for floor plans and measurement data. Develop robust QA and validation processes to ensure measurement accuracy and reliability. Collaborate on UI/UX to ensure a simple, intuitive user experience for real estate professionals. Document code, processes, and compliance measures

**Required Skills & Experience:**

*   **Mobile app development:** Advanced experience with Swift (iOS) and Kotlin or Java (Android). L**iDAR/3D scanning:** Hands-on experience with Apple RoomPlan API, ARKit, and/or ARCore; working knowledge of point cloud data processing. **Computer vision:** Implementation of algorithms for wall/floor detection, segmentation, and 3D reconstruction (e.g., RANSAC, DBSCAN). **ANSI compliance:** Familiarity with ANSI Z765-2021 standards for residential measurement and GLA calculation. **API integration:** Experience connecting with third-party APIs, especially in real estate or appraisal contexts. **Export formats:** Ability to generate and export 2D/3D floor plans in industry-standard formats (PDF, DXF, PNG). **Cross-platform development:** Experience building and maintaining apps for both iOS and Android, or using cross-platform frameworks. **Testing & QA:** Strong focus on measurement accuracy, error handling, and validation. **Portfolio:** Demonstrated work on similar AR/3D scanning, real estate, or measurement apps (please provide links or case studies).
